Phoenix Arizona Home - Investing

With the ever-growing interest in the Phoenix real estate market, prospective homebuyers need to know the trends that are affecting prices. If you will be buying a Phoenix Arizona home in the near future, here are a few of the trends that you need to know.

Downtown Living
In the last several years, there has been an increasing interest in downtown Phoenix real estate. With the upcoming completion of the light rail and the growing price of gas, homebuyers are looking for options to buying homes in outlying areas.

Downtown historic districts, urban lofts, and traditional high-rise apartments have definitely been more popular, and prices are on the upswing. However, compared to real estate prices in other cities' urban areas, downtown Phoenix is a bargain.

Fortunately, along with the development of downtown residential areas, retail centers, restaurants, and cultural activities are slowly beginning to improve. But, downtown Phoenix is still a long way off from being compared to other metropolises such as San Francisco, Chicago, or even San Diego.

Renovations/Remodels
Home sellers know that to sell a Phoenix Arizona home for top dollar, they need to renovate and remodel. Buyers, who now are paying sometimes close to seven figure prices for homes demand features such as travertine or hardwood floors, double-paned windows, new appliances, professional landscaping, and expanded kitchens and master bedrooms.

And, with the recent increases in property values, many homeowners are taking out equity lines of credit to pay for these upgrades before they put their homes up for sale.

Condo Conversions
Because of the low interest rates and recent interest in the Phoenix, Arizona home market, an influx of investment firms and development companies have purchased apartment communities with the intention of converting them into condominiums for sale.

Many of these companies have renovated the apartments by adding granite countertops in kitchens and upgraded flooring. Apartment residents are given the opportunity to purchase their existing units, and then the condominiums become available to the general public.

These units are basically upgraded apartments, but they do give those with little upfront money the opportunity to enter the real estate market and earn equity.

Gourmet Kitchens/Spa Bathrooms
Whether you are looking to purchase a new Phoenix Arizona home or an existing residence, you cannot help but notice the detail and interest paid to kitchens and bathrooms. Upgraded, professional grade appliances, built-in wine coolers, and custom cabinetry has become the norm in Phoenix kitchens.

In bathrooms, don't be surprised to see stone tile showers with dual showerheads, large whirlpool tubs, and steam rooms. Buyers of Phoenix real estate are demanding in increasing numbers a "no expense spared" design approach to these two very important rooms.

Keep these trends in mind as you hit the pavement to purchase a Phoenix Arizona home, and you'll be well on your way to finding the house of your dreams.
